Vogel Bros. served as the Design-Build General Contractor for Heritage Oaks, a 347,835-square-foot senior residential housing facility located on the Oakwood Village University Woods campus in Madison, Wisconsin. Developed for Oakwood Lutheran Homes Association, Inc. and designed in collaboration with Angus Young Architects, the project consisted of a new 10-story building (eight residential floors above grade with two levels of underground parking). The development provides 124 independent living apartment homes, including efficiency and ADA-accessible units. Apartments range from approximately 1,000 to 2,285 square feet, with 21 customized floor plans tailored to residents.
The building includes a heated, two-level underground parking structure accommodating approximately 270 vehicles, along with classroom and conference space to support instructional and community activities. The project also incorporated significant campus connections, including a four-story elevator addition to Tabor Oaks, a connector to the Village Inn, and an addition and skywalk to Hebron Hall, seamlessly integrating Heritage Oaks into the existing campus. Constructed with a reinforced concrete frame and full brick exterior, the structure features two-way reinforced slabs at the parking levels and post-tensioned slabs above. The three-wing configuration maximizes views toward key campus amenities, while rooftop gardens, high-quality interior finishes, and expansive windows enhance the residential environment.
Through an integrated design-build approach, Vogel Bros. successfully delivered a large-scale senior living community that emphasizes quality construction, thoughtful design, and long-term value for residents and ownership.
